How platinum access works

Builders release new communities in stages. Before the public opening, allocations go to a small group of brokerages with a track record of closing — that's the platinum tier. Our clients register through us, see first-release pricing and incentives, and choose from the full lot map rather than what's left after opening weekend. There is no cost to you for this; the builder pays us the same way they pay any agent.

Project status explained

Launching Soon — registration is open, pricing and floor plans are not yet public. This is the window platinum access matters most.
Now Selling — the builder is actively writing deals; we can usually still get allocation on specific lots or floor plans.
Sold Out — kept on the site as a record of what we placed clients into; assignments occasionally come up.

Frequently asked questions

What deposit do I need for a pre-construction home in the GTA West?

Most low-rise builders in Brampton, Caledon and Milton ask for 10–15% spread over 12–24 months. Condo builders in Mississauga typically ask 15–20%, often with 5% on signing. Exact structures change by builder and release — register on any project and we'll send the current one the same day.

Is pre-construction or resale better right now?

It depends on your timeline and down payment. Resale gets you a home in 60–90 days and lets you negotiate on visible product; pre-construction locks today's price on a home delivered in 2–4 years with a staged deposit. We run both numbers side by side for every client before recommending either.

Can I assign a pre-construction purchase before closing?

Many builders allow assignment with a fee and conditions; some restrict it until a set percentage of the project is sold. We flag the assignment clause on every project we recommend, and we'll tell you plainly if a project's terms don't suit an investor.

Do I pay more by using an agent for pre-construction?

No. The builder's price is the same whether you walk in alone or register through us, and the builder pays the agent commission. The difference is what you get access to and who is checking the agreement of purchase and sale on your side.
