Rendering of Spruce Trails Towns by Camcos Living on Heart Lake Road in Brampton

Spruce Trails Towns is one of the few new-construction projects in Brampton where the entry price still starts with a 3. Camcos Living launched the community on Heart Lake Road in late August 2026, and it has quickly become one of the most-viewed projects on our site. Here is what it is, what it costs, and who it actually makes sense for, from the team at Royal LePage Platinum Realty.

Overview

Spruce Trails Towns is a condominium-ownership townhome community by Camcos Living at 10300 Heart Lake Road, Brampton. It is being released in three collections set beside White Spruce Park:

  • Garden Collection: ground-level patio homes
  • Urban Collection: stacked townhomes
  • Rooftop Collection: multi-level towns with private rooftop terraces

The builder's current inventory covers 12 floor plans from 555 to 1,423 sq. ft., priced from $399,990 to $749,990 as of the September 2026 price list. The project is listed as under construction, and a firm occupancy date has not been published yet. Ask us for the latest timing before you sign.

| Quick Facts | | |---|---| | Builder | Camcos Living | | Address | 10300 Heart Lake Road, Brampton | | Home type | Stacked and multi-level townhomes (condo ownership) | | Sizes | 555 – 1,423 sq. ft. | | Price range | $399,990 – $749,990 | | Deposit | 10% over 180 days + 5% on occupancy | | Launched | August 26, 2026 | | Extra parking / locker | $20,000 / $3,500 |

Location & Neighbourhood

The site sits in the Heart Lake area of north Brampton, a short drive from Heart Lake Conservation Area with its trails, lake and seasonal programming. White Spruce Park is right beside the community. Schools, community centres, shopping along Sandalwood and Bovaird, and Highway 410 access are all close by.

To be clear about the trade-off: this is a car-friendly location. The site has a Walk Score of 44 and a Transit Score of 47, so most errands will need a car, and commuters will rely on Brampton Transit or the 410 rather than a GO station on the doorstep. If walkability is a top priority, Downtown Brampton or Mount Pleasant will suit you better. Heart Lake is better for people who want green space and an established, quieter part of the city.

Features & Finishes

Based on the builder's features sheet, standard finishes include:

  • Approximately 9-foot smooth ceilings in principal rooms
  • Quartz kitchen counters, contemporary cabinetry and an appliance package
  • Wood-grain vinyl plank flooring
  • Individually controlled forced-air gas heating and air conditioning
  • Balconies, patios or terraces depending on plan
  • Tarion warranty coverage

The shared amenities are more than you usually get in a stacked-town project. They include a fitness gym, a yoga room, a co-working space, a hosting room, an outdoor terrace, a landscaped tot lot and parkette, and secure underground resident and visitor parking with elevator access to every parking level.

Pricing & Floor Plans

Here is how the current inventory breaks down by bedroom count (September 2026 price list):

| Bedrooms | Plans | Size (sq. ft.) | Price range | Avg $/sq. ft. | |---|---|---|---|---| | 1 bedroom | 2 | 555 – 619 | $399,990 – $419,990 | ~$700 | | 2 bedroom | 4 | 938 – 1,302 | $589,990 – $699,990 | ~$594 | | 2 + den | 1 | 1,235 | $599,990 | ~$594 | | 3 bedroom | 5 | 1,111 – 1,423 | $634,990 – $749,990 | ~$553 |

What the numbers tell you:

  • The one-bedroom plans carry the lowest price but the highest cost per square foot (about $700). They are the entry ticket, not the best value per foot.
  • The three-bedroom plans are the value sweet spot at about $553 per sq. ft. A 3-bed family-size town under $750,000 in Brampton is hard to find in new construction right now.
  • Average pricing has already moved. The tracked average went from $576 per sq. ft. at launch on August 26 to $594 by August 31, an increase of about 3.1% in the first week. Builders typically raise prices as releases sell through, so the earliest units are usually the cheapest.

Deposit structure:

  • $5,000 on signing
  • Balance to 5% in 60 days
  • 2.5% in 120 days
  • 2.5% in 180 days
  • 5% on occupancy

That is 10% spread over six months, plus 5% at occupancy. On a $399,990 one-bedroom, that works out to roughly $40,000 over the first 180 days and about $20,000 more at occupancy. Six months is a shorter runway than some 12–24 month Brampton structures, so plan your cash flow before you sign.

Monthly costs: Because these are condo-ownership towns, there are maintenance fees. The builder's estimate is around $165 per month for a unit, plus small monthly charges for a parking stall (about $22 surface or underground, about $47 for tandem underground) and a locker (about $3). Fees vary by plan, so confirm the exact figure for the unit you choose.

Incentives: The September 2026 incentive sheet lists free A/C, free appliances, a free assignment, $0 development charges, plus free parking and locker. Incentives change by release and can be withdrawn at any time, so register to get the current version.

Why It's Worth a Look (and Who It's Not For)

The case for it:

  • Price point. A new-construction entry under $400,000 in Brampton is rare. For first-time buyers who are priced out of freehold towns starting in the high $800s, this is a realistic way to buy new.
  • Capped development charges and a free assignment clause (per the current incentive sheet) lower your closing costs and give you flexibility if your plans change before occupancy.
  • Family-size options. The three-bedroom Rooftop and multi-level plans give you townhouse living space at a condo-town price.
  • Green space. Heart Lake Conservation Area and White Spruce Park are rare neighbours for a project at this price.

The honest drawbacks:

  • It's condo ownership, not freehold. You will pay monthly fees, and stacked towns have less private outdoor space than a freehold town.
  • Stairs. Multi-level stacked layouts are not ideal if you have mobility concerns or plan to age in place.
  • Car-dependent location. Walk and Transit Scores in the 40s are a real factor for daily life and for tenants if you're investing.
  • Occupancy timing hasn't been published yet. Don't plan a move date until it is.

For investors: The low entry price and the free assignment clause are attractive. Still, run the rent-versus-carrying-cost math (mortgage, about $165+ in fees, and taxes) on the specific unit before buying. We don't make appreciation or rental-return promises, and you should be cautious of anyone who does.
