Mississauga is heading into late fall 2026 as a balanced-to-buyer-leaning market. Resale homes are still selling at close to asking, but there is more inventory to choose from and prices are below last year for every major home type. The bigger story is on the new-construction side: several builders have cut prices well below their launch levels this year, which has created some of the best entry points into new Mississauga product we have seen in a while.

Mississauga Resale Market: The Numbers

Based on TRREB-sourced data compiled by WOWA, Mississauga recorded 468 sales in September 2026 at an average sold price of $929,600, a median of $868,000 and an MLS® HPI benchmark price of $867,500. Prices by home type:

Home typeAvg. sold price (Sept 2026)Sales
Detached$1,285,467196
Freehold townhouse$980,03713
Semi-detached$870,16172
Condo townhouse$717,40861
Condo apartment$500,192122

Zolo's more recent snapshot for September 10 to October 8 shows an average sold price of about $920,000, a median of $880,000, 32 average days on market and a 97% sold-to-list ratio. Zolo puts detached homes at about $1.3M (down about 5% year over year), townhouses at about $802,000 (down about 7%) and condos at about $513,000 (down about 9%). With roughly 2,646 active listings against about 460 sales a month, Mississauga is sitting at roughly five to six months of inventory: not a fire sale, but buyers have room to negotiate, especially on condos.

One caution: only 13 freehold townhouses sold in September, so that $980,000 average can move a lot month to month. The detached, semi and condo figures are built on far more sales and are the better guides.

Mississauga Pre-Construction Pricing Right Now

Mississauga is largely built out for freehold land, so new low-rise is scarce and mostly sits in Meadowvale-Lisgar, Central Erin Mills, the Ninth Line corridor and Lakeview Village. Current pricing from our project catalogue (prices change release to release):

  • Novella by Greenpark Group, Lisgar Drive & Doug Leavens Boulevard: 38, 41 and 50 ft detached from $1,298,900 to $1,611,900, 2,105 to 3,578 sq ft, occupancy listed for 2027. At launch in February the lowest price was $1,498,900, and the average price per square foot of available homes has fallen from about $636 to about $488, a drop of roughly 23%.
  • The Nine Phase 3 by Mattamy Homes, 6578 Ninth Line: three-storey towns from $684,947 to $897,336, 1,343 to 2,420 sq ft. Launch prices started at $749,990, so the entry point is about $65,000 lower than it was a year ago.
  • Riverbank Place by Kingridge Developments, 4601 Mississauga Road (Central Erin Mills): a boutique group of 36 freehold towns and semis from $999,900 to $1,369,900, 1,803 to 2,349 sq ft, with ravine-facing lots available and development charges capped at $2,500.
  • Harmony Crossing Towns by Khanani Developments in Meadowvale-Lisgar: from $1,099,990 to $1,189,990.
  • Lakeview Village towns, including South Banks by DECO Homes and OPUS Homes from $549,990 to $759,990 and Aura Lakeview Village Towns by Caivan from $539,990 to $699,990. These are the lowest-priced new "town" product in the city, but check the ownership type and occupancy (South Banks lists 2029) before comparing them to a freehold.
  • Condos: Stak36 by Daniels at Square One from $406,900, Canopy Towers 2 on Hurontario from $476,900 (2028 occupancy), Aquanova in Lakeview from $447,210 (2029) and ORO at Edge Towers from $594,900. ORO is a good example of the condo reset: its average price per square foot is about $1,008 today versus about $1,308 in late 2024.

What's Launching Next in Mississauga

Derry Lane Towns by Ballymore Homes at Derry Road West is listed as launching soon, with pricing reported from $794,990 to about $1,045,000 and occupancy listed for 2028. M5 at M City by Rogers Real Estate and Urban Capital is the next tower in the M City master plan; pricing has not been published in our catalogue yet. Further out, projects in the planning phase include Mattamy's 6136 Ninth Line Towns, 66 Thomas Street Towns in Streetsville and a 44-storey redevelopment at Erin Mills Town Centre. Planning-phase timing and product mix often change, so treat these as ones to watch.

The Honest Trade-Offs

Price cuts at launch-stage projects are good news for today's buyers, but they also show how quickly pre-construction pricing can move in both directions: buyers who signed at Novella's launch paid more than today's list prices. Deposits are also front-loaded at several low-rise projects: Novella asks $160,000 within 180 days and Riverbank Place $135,000 within a year plus $25,000 on occupancy. And with resale detached averaging about $1.29M, a new detached at $1.3M to $1.6M with a 2027 move-in is not automatically the better deal. Resale condo apartments averaging about $500,000 is also a useful reality check on new one-bedroom pricing.

Frequently Asked Questions

What is the average home price in Mississauga in October 2026?

Mississauga's average sold price was $929,600 in September 2026 based on TRREB data, with a median of $868,000 and a benchmark price of $867,500. Detached homes averaged about $1.29M, semi-detached about $870,000, condo townhouses about $717,000 and condo apartments about $500,000. Zolo's late September to early October data shows a similar average of about $920,000.

How much do pre-construction homes cost in Mississauga in 2026?

New condos start from about $407,000 to $600,000 for smaller suites near Square One, Hurontario and Lakeview. New townhomes range from about $540,000 at Lakeview Village to roughly $685,000 to $1.37M for freehold-style towns elsewhere in the city. New detached homes, which are rare, currently start around $1.3M at Novella in Meadowvale-Lisgar.

Is it a buyer's or seller's market in Mississauga right now?

It is close to balanced, leaning toward buyers. Homes are selling in about 32 days at roughly 97% of list price, and there are about five to six months of inventory. Prices are down year over year for detached homes, townhouses and condos, with condos showing the largest decline. Sellers who price to recent sold data are still selling.

What deposit do I need for a new construction home in Mississauga?

It depends on the product and the builder. Condo deposits are often around 10% to 20%; ORO at Edge Towers asks 10% over a year starting with $5,000 on signing. Low-rise builders tend to use fixed amounts: The Nine Phase 3 asks $65,000 over 180 days, while Novella asks $160,000 over 180 days for 38 ft homes. Always compare the schedule, not just the price.
