Milton is heading into late fall 2026 as a balanced market with a split personality. Resale detached homes are holding their value, while townhouses and condos are softer than a year ago. On the new-construction side, builders have reset pricing hard in some communities, and new freehold product in Milton now starts well below where it did in 2025. For buyers waiting on an entry point, that matters, but it is not a one-way bet.

Milton Resale Market: The Numbers

Based on TRREB data compiled by WOWA, Milton recorded 118 sales in September 2026 at an average sold price of $1,018,973, a median of $917,500 and an MLS® HPI benchmark price of $861,600, down 4.8% from a year earlier. Prices by home type:

Home typeAvg. sold price (Sept 2026)Sales
Detached$1,265,80663
Semi-detached$907,1577
Freehold townhouse$785,54233
Condo townhouse$547,7504
Condo apartment$506,40010

Supply is tighter than last year. TRREB figures show 341 new listings in September (down 20.9% year over year) and 522 active listings (down 18.4%), while sales were down 10.6%. That works out to roughly 4.4 months of inventory: balanced, not a buyer's free-for-all.

Zolo's more recent snapshot for September 17 to October 15 shows a median sold price of about $923,000, a median of 27 days on market and homes selling at roughly 95% to 96% of list price. Zolo puts detached homes at about $1.3M (up about 2% year over year), townhouses at about $785,000 (down about 7%) and condos at about $538,000 (down about 11%). Semi, condo town and condo apartment averages rest on very few sales, so treat them as rough guides.

Milton Pre-Construction Pricing Right Now

Current pricing from our project catalogue (prices change release to release):

  • Hawthorne East Village Phase 9 by Mattamy Homes, 433 Steeles Avenue East: two- and three-storey common-element townhomes from about $658,398 to $868,133, 1,348 to 2,030 sq ft. Mattamy's published prices assume eligibility for the enhanced GST/HST new housing rebate, so confirm you qualify. The $104 monthly common-element fee is waived for two years under an incentive that runs to October 31, 2026.
  • Creekview Collective Towns Phase 2 by Branthaven Homes, Derry Road & Fourth Line: back-to-back, rear-lane and traditional towns from $719,990 to $994,990, 1,260 to 1,915 sq ft, occupancy listed for 2028. Average price per square foot has eased from about $535 at the June launch to about $509. Current incentives include $0 development charges, free appliances and A/C, and a free assignment.
  • Milton Village by Great Gulf, Tremaine Road & Bergamot Avenue: remaining 21 ft freehold towns and semis from $879,990 to $1,134,990, 1,505 to 2,225 sq ft, with 2026 occupancy listed.
  • The Valleylands of Sixteen Mile Creek by Fieldgate Homes, 8625 Britannia Road: 30, 36 and 43 ft detached from $923,885 to $1,845,990, 1,254 to 3,306 sq ft. This is the clearest example of Milton's price reset: average price per square foot fell from about $687 at the February 2024 launch to about $532 by mid-2026, a drop of roughly 23%. Some listed prices reflect the enhanced HST rebate.
  • Condos: The Laurels by Mattamy at 6096 Regional Road 25 runs from $574,990 to $797,990 for 545 to 803 sq ft suites (2028 occupancy), with development charges capped at $6,000 to $8,500. Pricing there has held at about $997 per square foot since launch.

What's Launching Next in Milton

The Enclave by Sundial Homes at James Snow Parkway and Britannia Road is listed as launching soon, with no pricing published yet. Elements Condos by Trinity Point Developments, a 10-storey building at Bronte Street South and Britannia Road, is also listed as coming soon. Jasper Village Towns by The Conservatory Group at Louis St. Laurent and Savoline is in the planning phase. Launch timing and product mix often shift, so treat these as ones to watch rather than firm dates.

The Honest Trade-Offs

The entry price for a new Milton town (about $658,000 to $720,000) now sits below the average resale freehold town ($785,542), but those entry units are usually back-to-backs or smaller common-element towns, not the same product. Several of the newest communities are car-dependent for now: Creekview Collective and Milton Village both carry Walk Scores of 1. Deposits on detached product are front-loaded, with Valleylands asking $140,000 within 150 days. And the condo math needs care: new suites near $1,000 per square foot compare with resale condo apartments averaging about $506,000. Finally, the price cuts that help today's buyers also show that pre-construction prices can fall after you sign.
