Updated October 27, 2026 · Team Platinum, Royal LePage Platinum Realty
Kitchener is heading into late fall 2026 as a balanced market that is leaning toward buyers. Resale prices are lower than a year ago, sales have slowed, and fewer sellers are listing. On the new-construction side, builders are using after-rebate pricing, capped development charges and quick closings to compete. For buyers coming from Brampton or Milton, a new Kitchener townhome now starts near the price of a GTA resale condo.
Kitchener Resale Market: The Numbers
According to Cornerstone Association of REALTORS® data for September 2026, Kitchener recorded 194 sales (down 12.6% year over year) at an average sold price of $646,426, down 11.3% from September 2025. New listings fell to 544 (down 23.2%), homes took a median of about 31 days to sell, and the city sat at roughly 3.7 months of supply.
Across the wider Kitchener-Waterloo area, sales fell 18.9% to 412. The average price was $703,054 (down 6.5%), the median was $675,000 and the MLS® HPI benchmark was $630,200, down 5.6% year over year but up 0.3% from August. Prices by home type, for Waterloo Region (ITSO service area):
| Home type | Avg. sold price (Sept 2026) | Median | Months of supply |
|---|---|---|---|
| Single family (detached, semi) | $812,433 (down 5.2%) | $750,000 | 3.2 |
| Townhouse / condo | $508,095 (down 9.8%) | $545,000 | 4.8 |
Single-family homes are selling in about 28 days with 3.2 months of supply, which is close to balanced. Townhouses and condos take about 41 days and have 4.8 months of supply, so buyers have more room to negotiate on that end of the market.

What's Coming Next in Kitchener
Our catalogue shows several projects still in the planning phase. They include Trussler West by Fusion Homes at 29 Nathalie Street, Creek Crossing Towns by Essence Homes at 238 Dodge Drive, and LJM Towers at Highland, a 16-storey condo at 1593 Highland Road West. None has published pricing, and planning timelines often slip.
The Honest Trade-Offs
A new Wildflowers town at about $517,000 to $640,000 is very close to the regional townhouse and condo resale average of about $508,000, but you get a brand-new home with two-car parking. The catch is location. Wildflowers Phase 6 has a Walk Score of 1, and Harvest Park has a Transit Score of 0, so plan on driving for almost everything. Mattamy's lowest prices depend on enhanced-rebate eligibility, which generally applies to first-time buyers who will live in the home. Investors should not plan on that price. Monthly common-element fees of $127 to $162 add to carrying costs. Finally, Harvest Park's 23% price-per-square-foot drop is good news for today's buyers, but it also shows that pre-construction prices can fall after you sign.
