Caledon real estate market update for October 2026: resale prices by home type, new construction pricing on the Mayfield corridor, and what is launching.

Caledon is heading into fall 2026 with two very different markets running side by side. On the resale side, buyers have the upper hand: listings are piling up, homes are taking over a month to sell, and most are closing below asking. On the new-construction side, the Mayfield Road corridor along the Brampton border is one of the busiest launch zones in Peel, and a new Solmar community in Upper Bolton is due to open this month. Here is what the numbers say and how we would approach it.

Caledon Resale Market: The Numbers

Based on TRREB-sourced data compiled by WOWA, Caledon recorded 65 sales in August 2026 at an average sold price of $1,120,586, a median of $1,020,000 and an MLS® HPI benchmark price of $1,075,600. Detached homes made up three of every four sales:

Home typeAvg. sold price (Aug 2026)Sales
Detached$1,242,90049
Freehold townhouse$766,33312
Semi-detached$820,0002
Condo townhouse$549,9902

More recent figures from Zolo for September 1–29, 2026 show an average sold price of $1,050,681 (down 6.6% year over year), a median of $950,000, 37 average days on market and a 95% sold-to-list ratio. Zolo puts detached homes at about $1.1M, down roughly 15% from a year ago, and townhouses at about $762,000, down roughly 10%. With about 425 active listings against roughly 62 sales a month, Caledon is sitting near seven months of inventory, which is firmly buyer's-market territory.

One caution on reading these numbers: Caledon only sells 60 to 70 homes a month, so a handful of large estate sales in Caledon East or Inglewood can move the average a lot. Zolo's 84% jump in condo prices, for example, reflects a few sales, not a trend. The median and the detached and townhouse averages are the more reliable guides.

Caledon Pre-Construction Pricing Right Now

New construction in Caledon is almost all freehold low-rise, and most of it sits within a few kilometres of Mayfield Road. Current pricing from our project catalogue (prices change release to release):

  • Windrose at Caledon Trails by Laurier Homes and Yorkwood Homes, McLaughlin Road & Mayfield Road: towns, semis and 36–42 ft detached from $699,900 to $1,373,900, 1,540 to 3,500 sq ft, occupancy listed for 2027. Three-bedroom towns average about $756,000; four-bedroom detached average about $1.21M. Incentives listed include free appliances, capped development levies and a finished basement.
  • Caledon Trails (same builders, earlier phase): from $831,770 to $1,378,900.
  • Wildfield Village by Solmar, The Gore Road & Mayfield Road: towns, semis and detached from $749,900 to $1,199,900, 1,351 to 2,557 sq ft.
  • Caledon Club Towns by Fernbrook Homes and Zancor Homes: from $799,990, with Phase 2 from $879,637 to $1,053,990.
  • Upper Caledon East at 15717 Airport Road: detached from about $929,990 (CountryWide Homes) up to $2.2M+ (Aspen Ridge Homes), and Highlands Caledon East by Dunsire from $1,999,990.

Most Mayfield-corridor launches price between roughly $410 and $510 per square foot. Windrose is a good illustration of how fluid launch pricing is right now: its average price per square foot has been revised several times since its August 18 launch, from about $416 at launch to a high near $479 and back to about $409 by mid-September. That is why we always check the current price list on the day a client signs.

What's Launching Next in Caledon

North Hill by Solmar in Upper Bolton, near Highway 50, Mount Hope Road and Columbia Way, is listed as launching around October 15, 2026, with pricing reported from $789,900. The builder describes freehold traditional townhomes and detached homes on extra-deep lots, some backing onto ponds and forest, with up to five bedrooms and parking for up to four cars. Deposits, sizes and floor plans have not been published yet.

Further out, several projects are in the planning phase, including Caledon Station at 13977 Humber Station Road (a multi-builder group including Greenpark, Fieldgate Urban and Mosaik), townhome proposals at 16114 Airport Road in Caledon East and at 12728 Kennedy Road, and Averica at 336 King Street East in Bolton. Planning-phase projects often change timing and product mix, so treat them as ones to watch, not confirmed launches.

The Honest Trade-Offs

Caledon's new communities are car-dependent. Windrose has a Walk Score of 27 and Wildfield Village a 14, so plan on two vehicles and check commute times at rush hour, not on a Sunday. Deposits also vary a lot: Wildfield Village asks 10% over a full year, while Windrose asks $145,000 over 180 days, which is a heavy early cash requirement for a $700,000 town. And with resale detached averaging about $1.1M to $1.24M, a new detached at $1.2M to $1.37M is not automatically the better deal once you add closing adjustments and a 2027 move-in date.

Frequently Asked Questions

What is the average home price in Caledon in October 2026?

Caledon's average sold price was $1,120,586 in August 2026 based on TRREB data, with a benchmark price of $1,075,600. September data from Zolo shows an average of about $1,050,681 and a median of $950,000, down roughly 6.6% from a year earlier. Detached homes averaged roughly $1.1M to $1.24M and freehold townhouses about $762,000 to $766,000. Because Caledon has fewer than 70 sales a month, averages can swing noticeably month to month.

How much do pre-construction homes cost in Caledon in 2026?

New freehold townhomes along the Mayfield Road corridor currently start from about $699,900 to $800,000. New detached homes generally run from about $930,000 to $1.4M, with estate-style product in Caledon East from roughly $2M. Most launches price at about $410 to $510 per square foot.

Is it a buyer's or seller's market in Caledon right now?

The resale side currently favours buyers. Homes are taking about 37 days to sell and closing at roughly 95% of list price, and there are about seven months of inventory on the market. Prices are down year over year for both detached homes and townhouses. Sellers who price to recent sold data, not last year's peaks, are still selling.

What deposit do I need for a new construction home in Caledon?

It depends on the builder. Wildfield Village asks 10% spread over 365 days, starting with $10,000 on signing. Windrose at Caledon Trails asks a fixed $145,000 over 180 days, starting with $25,000 on signing. Most Caledon builders fall in the 10% to 15% range, so compare the schedule, not just the price, before you commit.
