Brampton is heading into fall 2026 as a buyer-friendly market on the resale side and a busy one on the new-construction side. Resale homes are taking about a month to sell and closing slightly under asking, while builders in Northwest and East Brampton are still releasing freehold towns and detached homes with incentives attached. Here is what the numbers say right now, what is launching, and how we would think about pre-construction versus resale if you are buying in Brampton this season.
Brampton Resale Market: The Numbers
According to TRREB-sourced data compiled by WOWA, Brampton recorded 440 sales in August 2026 at an average sold price of $886,865, with an MLS® HPI benchmark price of $834,800. Average sold prices by home type in August were:
| Home type | Avg. sold price (Aug 2026) | Sales |
|---|---|---|
| Detached | $1,020,556 | 260 |
| Semi-detached | $774,246 | 80 |
| Freehold townhouse | $731,389 | 50 |
| Condo townhouse | $569,104 | 24 |
| Condo apartment | $434,457 | 21 |
More recent 30-day data from Zolo (August 21 – September 18, 2026) shows a median sold price of $810,000, an average of about 31 days on market, and a 97% sold-to-list ratio, with roughly 2,100 active listings. At the current sales pace, that works out to several months of supply, which is why most well-priced homes are selling at or a little below asking rather than in bidding wars. Zolo's figures also show detached, townhouse and condo averages running below where they were a year ago, so buyers have more room to negotiate than they did in the 2022–2024 cycle.
Brampton Pre-Construction Pricing Right Now
New construction in Brampton is almost entirely low-rise freehold, concentrated in the Mayfield / Wanless corridor, Mount Pleasant, Bram West and Castlemore in the east. Current pricing from our project catalogue (subject to change release to release):

On a per-square-foot basis, most Brampton low-rise launches sit between about $430 and $575 per sq ft. Common incentives right now include free appliances, free A/C, decor credits and, on some projects, capped or waived development charges.
What's Launching Next in Brampton
Primont Place Condos at 10571 Mississauga Road is listed as launching soon, one of the few mid-rise condo projects in Northwest Brampton; pricing and floor plans have not been released yet. Several East Brampton communities are in the planning phase, including Uptown Meadowvale Towns by Ballymore Homes and Castlemore Art Collection by Country Homes near Castlemore Road and The Gore Road, and Clarkway & Castlemore Towns by Gold Park Homes. Downtown, Garden City Commons Condos by Starbank Development Group at 285 Queen Street East is in planning as a 68-storey tower. Planning-phase projects often shift in timing and product mix, so treat these as ones to watch rather than guaranteed launches.
One honest caution: Brampton has seen condo projects stall. Bristol Place Condos on Main Street North, for example, is now listed as cancelled. Low-rise freehold from established builders has been far more reliable, and it is where we focus most client registrations.
Frequently Asked Questions
What is the average home price in Brampton in September 2026?
The average sold price in Brampton was $886,865 in August 2026 based on TRREB data, with a benchmark price of $834,800. Detached homes averaged about $1.02M, semi-detached about $774,000 and freehold townhouses about $731,000. The median sold price over the 30 days ending September 18 was $810,000. Prices vary widely by neighbourhood, so Credit Valley and Bram West typically run above these averages.
How much do pre-construction homes cost in Brampton in 2026?
New freehold townhomes in Brampton currently start between the high $500s and high $600s depending on size and location, with larger towns up to the high $900s. New detached homes generally start around $970,000 to $1.25M, and premium executive lots in Castlemore go above $1.8M. Launch pricing works out to roughly $430 to $575 per square foot. Pricing changes with every release, so always check the current price list before committing.
Is it better to buy pre-construction or resale in Brampton right now?
With resale homes selling at about 97% of list price after roughly a month on market, resale buyers currently have real negotiating room and can move in within 60 to 90 days. Pre-construction makes more sense if you want a brand-new home, can wait two to four years for occupancy, and prefer a staged deposit over a large down payment today. New detached pricing in Brampton is now close to, and sometimes below, the resale detached average, which is unusual and worth comparing carefully. We model both options side by side before recommending either.
What deposit is required for a new home in Brampton?
Most Brampton low-rise builders ask for about 10% of the purchase price, spread over the first several months to two years. Some use fixed-dollar structures instead; Reva Westfield Towns, for example, lists $60,000 paid in four $20,000 instalments over 180 days. Deposit terms can change between releases and are sometimes improved for early registrants. Condo projects usually ask for more, often 15% to 20%.
What This Means If You're Buying in Brampton
For end users, fall 2026 is one of the better windows in several years to buy resale in Brampton, especially detached homes that have sat for 30+ days. For buyers who want new construction, freehold towns under $700,000 and detached homes near $1M are available again, with incentives on top. Neither market guarantees future appreciation, so the right choice comes down to your timeline, down payment and how long you plan to hold.
